Langley Lions Birch
Langley, BC
The Birch Building project for the Langley Lions Housing Society is situated at an existing seniors housing complex that already has six separate apartment buildings, one of which, the Evergreen Timbers Building, Yellowridge built in 2007. The previous Birch Building tragically burned down in 2017, and Yellowridge was hired to construct a new seniors housing building for the Society. The new Birch Building project consists of the construction of a seniors' non-market housing building with related on- and off-site works and landscaping.
The building stands eight-storeys tall, plus one storey of partially below-grade parkade, which houses 26 parking stalls. There are 101 units, of which 94 are one-bedroom adaptable suites and seven are one-bedroom accessible suites. The primary building structure is a new, innovative system of load-bearing steel stud construction, combined with structural steel and concrete. This system provides benefits of cost certainty, faster timelines, and quality control. The exterior of the building features fiber-cement and aluminum cladding, glass balcony guardrails, aluminum curtain wall glazing, and double-glazed vinyl windows and doors.
The new building features an amenity room and a connection to the neighbouring Evergreen Timbers Building, which houses a dedicated visitor area. An urban agriculture area sits adjacent to the building with raised planting beds, a potting table, compost area, and tool bench. Other outdoor amenities include a bocce court, numerous seating areas, and bicycle racks.
The building was funded by BC Housing and designed under the BC Housing Design Guidelines, with an energy performance target of Step Code 3.
